What is a tenancy extension addendum?

An addendum is a short supplementary document that modifies one or more terms of an existing agreement. It references the original TA and is signed by both parties. It's simpler and cheaper to stamp than a full new TA — you only pay DST on the new lease term

Low-rent units (RA 9653) — what you need to know

  • • Units renting at ₱10,000/month or less (NCR and highly urbanized cities) or ₱5,000 (other areas) are covered by the Rent Control Act — increases capped at 7% per year while the same tenant stays.
  • • Stamp duty applies to the renewal period. Pay to BIR within 5 days after the end of the month of signing.
  • • If the tenant keeps occupying after expiry with no written notice, the lease is impliedly renewed month-to-month under the Civil Code — sign a written renewal to avoid it.
  • • Condo tenants: check your corporation's by-laws on tenant re-registration before the new term starts.
